This Guesthouse near Gross Glockner ski is within a few hours drive of Salzburg airport, but of course there are the other choices of Innsbruck, Graz and Klagenfurt.
Most guests are from the surrounding countries of Germany, Czechslovakia, Hungary and Italy. It is only 90 minutes drive over into Italy!
The Guesthouse has been completely renovated to a very good standard over the past 2 years. With very interesting features incorporated into all the rooms. To ensure every guest room had its own facilities, the very modern feature of cabin shower rooms have been installed.
There are a total of 9 letting rooms, consisting of twin bedded and double bedded. There is the very helpful additon of a communal kitchen for the use of Guests..should they want to make a drink or snack. there is also a washmachine here for the longer staying guests.
There is a feature bar and lounge area. The current owners have put in a selection of UK bottled beers to give their European guests something a little different to the Austrian lagers.
The main kitchen is behind the bar area, and fully equipped for food preparation.
The cafe is used also a breakfast room for guests and also for passing trade stopping for a snack on their way to the highest mountain in Austria..
There is separate owners accommodation to the rear of the property. At present this a is one bedroom aparment, with Lounge, Kitchen and bathroom….but it has the possibility to extend above to create more rooms if required.
The basement has the laundry area and the heating system, plus other stroage rooms.

The Guesthouse opened for business in December 2016, so is new on the scene, but in that short time has built a good clientele using the various internet platforms. The sale of the Guesthouse/Business is for personal reasons.
The summer months in Carinthia are also very busy and with summer coming to an end, its was fully booked for most the main season period.
All equipment and furnishings are included, so the bsuiness is a step in and go.
The area is a winter fairy tale: guarded by the mighty peaks of the Großglockner (3.798m), Austria’s highest mountain, to the snow-covered houses of Heiligenblut (Holy Blood) around the slim tower of the famous gothic pilgrimage church. The ski area opens generally in mid December and continues to around 8th April.
The Guesthouse is ideal base for more extreme sports such as rock climbing, para gliding, base jumping, white water rafting etc.
With lots of outdoor sport available in the area including rafting, cycling, paragliding (Greifenburg half hour drive away) and hiking path passing by the back of the house. It is a popular stay over for this type of guest.
