The chalet house has a total of 4 self catering apartments, making it perfect for Family and Friends to share the cost of a major holiday property purchase.
Owners apartment : Large 2 bedroom, 2 Bathroom, lounge/dining, fitted kitchen.
plus 3 x one bedroom apartments.
The apartments can be holiday rented or let long term.
The chalet house conforms to regulations set by the local Gemeinde. It is licenced for 10 holiday rental guests.
Situated at the entrance to the Summer hiking & Ski village of Lakenhof, the chalet house is approx 900 mtrs to the ski lifts ( free ski bus stop near to house) and for summer swimming the house is approx 10 mins drive to the tranquil lake of Lunz am see.
If the lakeside is your preference, then Lunz am see is the perfect small lakeside village for the summer, and only a short drive. For ultimate relaxation, hire a motor boat or rowing boat on the lake. There is the swimming area, with diving boards and more…Perfect for picnics and the children.

There is the Live music platform where many summer music events take place. On tghe lakefront is a superb restaurant, which is very popular with locals and tourists alike. You can sit with a drink or meal and watch the sun go down.
Lunz am see also has it’s own small ski area Maiszinken. It is perfect for the beginner and children. Whether you prefer to ski, walk, cycle or just chill out at the lake, the chalet house provides the possiblity for family and friends to use the complete chalet house or a choice of the four separate self catering apartments – 2 of the self catering apartments feature a terrace and/or balcony. The mountain chair lift also opens in the summer, so that walkers can enjoy a day’s hike over the mountains.
In the summer, the Rafting and Kayaking season starts from May until September.
Chalet House Details
The chalet house has main entrance from the parking places. from the hallway all apartments can be accessed.
1st floor: Largest apartment, used by the owner has been completely refurbished with additional bedroom and second bathroom added. It has lounge, 2 bedrooms, 2 bathrooms with bath & Shower, dining area & large kitchen. There is large terrace accessable from the lounge with views over the mountains.
1st floor: the 2nd largest apartment has Lounge with sofabed – access to balcony overlooking the mountains. a newly fitted kitchen/dining, bathroom with large shower & one bedroom overlooking the forest. It has balcony with views to mountains.
Ground floor: 3rd apartment has lounge with sofabed, one bedroom, kitchen/dining & bathroom with wc & shower. views to the front and rear of house.
Ground floor :4th apartment is studio style, with large bedroom & separate kitchen/dining and bathroom with wc & shower. views to the front and rear of the house.
There is also a new ski room with heated boot dryer rack and ski storage for the winter seasons.
The chalet house has been extensively ungraded and modernised with a new wood pellet heating system. This system is one of the most effecient and cost effective. It can be accessed and controlled by smart phone so making life easy for an overseas owner to be in control.
The house is internet connected with wi-fi and also with Sat televison in all 4 apartments.

There is an outside Octagonal hut in the garden, which accommodates 8 people, so perfect for summer picnics, if it rains. New decking for BBQ & sun bathing was installed for summer 2019.
Supermarket and bank are a short walk from the house. The supermarket also has a cafe and small restaurant. The village ski area has bars, restaurants and pizza restaurant. The Eibenkogl, lift for ski is 900 mtrs from the apartment, whilst Großer Ötscher – 2 seater Sessellift is 1.6 km distance. These lifts also open in the summer months for the walkers.
The Ötscher ski area is growing fast in popularity,as lift prices are cheaper than other areas of Austria, which is having a knock on effect in property prices.
Licences: The chalet house has all necessary licences from local authority for operating as a tourist property. This makes it ideal investment for getting an income from holiday renting one or more of the apartments.
Legal: Each apartment has it’s own freehold deeds, so effectively each family member or friend could have an apartment in their name. This is also ideal as there is less chance for conflicting interests.
The property is ideal for an extended family or group of friends to invest in, own use and the additonal benefit to holiday rent the apartments.
